Basement Waterproofing guide • South Shore, MA
Every year, South Shore homeowners finish beautiful basements over damp foundations. Then the first nor’easter ruins the drywall, the carpet, and the budget. The order of operations is everything.
Waterproofing is not a step you add later; it is the foundation the finished space sits on. Here is the sequence that works.
Live with the unfinished basement through a wet season if you can. Mark every seep, stain, and damp spot. You cannot waterproof what you have not seen.
Grading, gutters, downspouts, bulkhead seals, window well drainage. Handle every exterior source before touching the interior.
Perimeter drainage and a sump system with backup. This is the insurance policy the finished walls will hide, so it has to be right and serviceable.
No organic materials against concrete: no wood framing directly on walls, no standard drywall at the floor line, no carpet pad that becomes a sponge. Mold-resistant products exist for exactly this.
Pumps need testing, basins need cleaning, dehumidifiers need emptying. Leave access to all of it. A finished basement that hides its waterproofing is a basement you cannot maintain.
If you are planning a finished basement, pause the finish schedule and get the water plan first. Call (857) 358-0305 before the framing goes up; moving waterproofing earlier in the project is the cheapest decision in the whole build.
